Architecture & Design
Full architectural services from first sketch to final drawing set, led by a Registered Architect and LEED AP BD+C licensed in New York, New Jersey, and Pennsylvania. Our own work includes homes across New Jersey, retail and studio fit-outs from Jersey City to Oceanport, and a Hilton Tapestry hotel in Cornwall, New York.
Every typology, one process.
Form, function, and site conditions worked out together, in close collaboration with our clients, from first sketch to final drawing set.
One process for every building type we take on, from custom homes and renovations to retail fit-outs, hospitality, and commercial development. Test fits ahead of lease signing are a routine part of NYC high-rise leasing. We handle the pre-signature floor plan analysis so tenants negotiate from strength.
Programming, site selection and master planning, so the site and the brief fit each other before design begins.
Renovate smart. Know every step.
Additions, renovations and custom homes, from first questions through final walkthrough. We guide New York City, New Jersey and Pennsylvania homeowners through design, approvals and construction with clear steps and honest numbers. Recent homes include work in Montclair, West Orange, Lodi, Edison, Toms River and Sea Girt.
Five stages, one team
We start with a site visit to understand your home, your goals, and what's realistic within your budget. For most renovations, this includes a conversation about scope: what you want to change, what you need to keep, and what the site and zoning allow.
We develop design options grounded in how you live in the space, working through layout, light, and material decisions together before anything is finalized.
We prepare and file the drawings your jurisdiction requires, and in New York co-op or condo settings, the board submission package as well. You get a realistic timeline for your town or building.
Construction documents are detailed enough that your contractor can price and build accurately, reducing the change orders and disputes that come from vague scope.
We stay involved during construction, answering field questions and reviewing progress, through your final walkthrough.
New York
In denser New York settings, co-op and condo board approval is often a step beyond DOB filing. We prepare board submission packages alongside your permit drawings, so both processes move together instead of one stalling the other.
New Jersey
Approval and variance requirements vary by New Jersey township. Our own homes run from Montclair to Seaside Park, and we check your town's requirements before design starts.
Multifamily and development.
Ground-up construction and rehabilitation for developers who need drawings that hold up in the field. We design multifamily and affordable housing in New York City, New Jersey and Pennsylvania, and we prepare the filings in parallel with design.
New multifamily and affordable buildings, designed and coordinated in BIM from day one. Clash detection runs on the model before drawings go out.
Existing buildings scanned with LiDAR and modeled, so the drawings start from what is on site.
Programming, site selection and master planning. Code, zoning and ADA review comes before design, so the site and the brief fit each other.
Commercial and hospitality.
Fit-outs and hotels for owners and tenants in New York City, New Jersey and Pennsylvania. Brand review and municipal or DOB approvals run in parallel with the design.
Retail, studio and dispensary fit-outs from Jersey City to Oceanport. We run the pre-signature test fit, so tenants negotiate a lease from a floor plan.
Architect of record for a Hilton Tapestry hotel in Cornwall, New York. Brand review runs alongside design.
NYC DOB filings and New Jersey township review move in parallel with the drawings, so the opening date holds.
Designed to LEED and Passive House standards.
Affordable and high-performance housing, with certification targets and funding requirements set in the first brief. A LEED AP BD+C principal leads the work.
Certification targets set at the brief stage, so they survive value engineering instead of getting cut later.
High insulation, airtight construction, and strategic window placement.
Solar, geothermal and other on-site generation sized into the design from the schematic phase.
Energy Conservation Code compliance built into material and system selection, checked at each design phase, alongside the certification paperwork that funding compliance depends on.
New York
Test fits ahead of lease signing are a routine part of NYC high-rise leasing. We handle DOB filings and coordinate approvals in parallel with design, so tenants and developers keep their timeline.
New Jersey
Municipal approvals vary by township. We navigate local code and site plan review so New Jersey developers and tenants build without surprise delays.
